Booking Terms & Conditions

The property known as the fishing cottage and its lake known as the Napoleonic Lake or Grand Etang, are offered for holiday rental for up to six people subject to our confirmation to you.

To reserve the cottage and lake you should complete and sign the booking form and return it together with payment of the initial non-refundable deposit of £500 per week booked. Following receipt of the booking form and deposit, we will send a confirmation invoice and statement. This is the formal acceptance of the booking.

Food and travel are not included in the price of booking a holiday with us.

50% of the balance of your stay is payable 20 weeks before your holiday, with the remaining 50% (plus your £400 refundable security and breakages deposit) payable 12 weeks before your stay. If your booking is made sooner than twenty weeks before your visit, the total amount is payable upon booking. If payment is not received by the date due, we reserve the right to give notice in writing that the reservation is cancelled. You will remain liable to pay the balance of the rent unless we are able to re rent the cottage. In this event, a refund of the amount paid will be made with any expenses or losses incurred in doing so deducted from the refundable amount.

You are strongly advised to arrange comprehensive travel insurance including cancellation cover, and to have full cover for the parties personal belongings, public liability etc, since these are not covered by our insurance.

Any chargeable expenses arising during the rental period should be settled with us locally before your departure.

A refundable security deposit of £500 for each week booked is required. This is in case of, for example but not only, damage to property or its contents. However the sum reserved by this clause does not limit your liability to us. We will account to you for the security deposit and refund the balance due within two weeks after the end of the rental period.

The rental period shall commence at 4.00pm on the first day (Saturday) and finish at 9am on the last day (Saturday). We will not be obliged to offer the accommodation before the time stated and you will not be entitled to remain in occupation after the time stated.

The maximum number to reside in the fishing cottage must not exceed six (or eight if the party includes children under three years old).

You agree to be a considerate tenant and to take good care of the fishing cottage and lakes, and to leave them in a clean and tidy condition at the end of the rental period. We reserve the right to make a retention from the security deposit to cover additional cleaning costs if you leave the fishing cottage in an unacceptable condition. You agree not to act in a way might cause disturbance to those resident in neighbouring properties.

You will report to us without undue delay, any defects in the fishing cottage or breakdown in the equipment or appliances in the fishing cottage or gaden, so that arrangement for repair or replacement can be made as soon as possible.

We will not be liable for:

Any temporary stoppage or defect in the supply of public services to the fishing cottage, nor in respect to any equipment or appliance in the fishing cottage or garden.
Any loss, damage, or injury, which is the result of adverse weather conditions, riot, war, strikes, or other matters beyond our control.
We can not be held responsible if the lakes freeze during colder months when bookings are made, but notice will be given to you where possible.
Any loss, damage, or inconvenience caused to or suffered by you if the fishing cottage or lakes shall be destroyed or substantially damaged before the start of the rental period and in any such event, we will within seven days of notification to you, refund all sums previously paid in respect of the rental period.

Under no circumstance shall our liability to you exceed the amount paid to us for the rental period.

You agree to abide by the rules of Le Queroy and the lake rules.

No intoxicated, aggressive, excessively loud, or unsafe behaviour will be tolerated under any circumstances.

This contract shall be governed by English law in every particular including formation and interpretation and shall be deemed to have been made in England.
